Nearly 18 years after its first residents moved in, Victoria Park finally has its first real estate office not operated by a homebuilder in the 1,859-acre, master-planned community.
The development was originally planned to include four quadrants surrounding the intersection of Orange Camp Road and Dr. Martin Luther King Jr. Beltway on DeLand’s southeastern side: Victoria Commons, a mix of single-family homes and town-homes in the southeast; Victoria Hills on the southwest, which includes an 18-hole golf course; Victoria Gardens, a gated 55+ community in the northeast; and Victoria Trails, single-family homes in the northwest.
Soon to come is a fifth neighborhood, Victoria Oaks, which will be northwest of Victoria Trails, across Blue Lake Avenue from Freedom Elementary School.
Newly built homes have been sold over the years by the builders, currently Kolter Homes and D.R. Horton. Resales of homes have been handled by outside real estate agents, but they were not allowed to have offices within Victoria Park’s boundaries.
Until now.
Realtor Beth P. Weinbrenner has opened a Charles Rutenberg Realty office in the commercial district adjoining Victoria Commons. Called Victoria Park Village Center, the commercial area is along Orange Camp Road on the north side of the Commons.
Village Center has an assortment of businesses: a bank, insurance office, pharmacy, child care center, nail salon, hair salon, dry cleaner, gourmet pet store and groomer, veterinary clinic, ice-cream parlor and multiple restaurants.
There’s also a medical district including doctors’ offices and offices offering services such as lab work, medical imaging, and women’s health services.
Weinbrenner has been a Realtor for 10 years, beginning with Charles Rutenberg in the Orlando area in 2009. She worked for other companies for about three years, but rejoined Charles Rutenberg in June 2016.
She had been working from a home office since rejoining Rutenberg, but decided it was finally time to get a free-standing office.
“I wanted to have a place where I could meet clients, do closings and get walk-in traffic,” Weinbrenner said.
The opportunity to open in Victoria Park is a dream come true, she added. She used to live there (and hopes to move back soon), and her mother is an active resident in Victoria Gardens. So Weinbrenner is very familiar with the various homeowner associations and all the amenities Victoria Park has to offer.
“It’s a huge responsibility to serve this community well, to help contribute to the health of the local economy and keep home values moving in the right direction,” she said. “I’m up to the task of doing my part to support this city I call home.”
Weinbrenner’s office is in a new section of the now roughly 6-acre Village Center.
Frank Cannon, president of Trycon Management & Leasing, said the commercial district — which stretches back to 1996, when Adventist Health opened a clinic — has very little retailing of soft goods. Instead, the focus is on restaurants, businesses that provide services, and medical providers.
“About a third of the space is occupied by medical services,” Cannon said.
There is very little overlap in the types of business, except possibly among food vendors, he said. But even then, the overlap is minimal — while one pizza-maker may have a sit-down restaurant, another might focus on deliveries, he said.
